Lake Naomi Club - Community Center

D'Huy provided program management and construction phase services to the Lake Naomi Club in Tobyhanna Township during the planning, design and construction of its new community center. The Club and its over 1,500 homeowners embarked on an ambitious project to plan, design, build and fund the facility in 2004. D’Huy Engineering, Inc. was retained as the Club’s Owner Representative to provide guidance throughout the planning and construction process. D’Huy provided initial budget estimates for the 29-acre site plan, building design and layout of amenities. During design, D’Huy worked in conjunction with the Club’s architect and performed design reviews, cost estimates for the work and a contracting strategy that involved two phases of construction and pricing options for the various amenities.

The construction contractor for the project was retained very early in the design process so that a design-build approach could be used for the plumbing, electrical and HVAC system. D’Huy and the contractor worked with the architect during the latter phases of design. The contractor and the Club ultimately entered into a Guaranteed Maximum Price contract authored and negotiated by D’Huy.

The construction was completed in 2 phases (a sitework phase and a building phase) beginning in January 2006 and finishing in May 2007. The project was completed on time and below the Club’s original $8.5M budget for all design and construction services.  The project contains an indoor 25 meter pool with ultra violet disinfection, an indoor tennis facility (2 courts), fitness and aerobic rooms, a café, a teen room, seven activity rooms and a large covered pavilion. Outside, the complex has an athletic field, volleyball and basketball courts, a paddle tennis court and a playground.
