
Berks County Services Center - Facade Restoration
Constructed in 1991-1992, the Berks County Services Center building is a 16-story steel frame structure clad predominantly with brick masonry, glass curtain walls and cast stone. In the 20+ years since its completion, various areas of the building envelope had developed significant signs of deterioration. These areas of deterioration were observed in roof systems, masonry parapet walls, cast stone components and brick areas at relief angle locations. Additional problems included shifting and movement of cultured stone units, deterioration of the brick veneer at planter walls and leaks through the front plaza/planter and rear planter areas into the below grade parking garage.
D'Huy Engineering, Inc. performed a detailed investigation and condition assessment of the existing building envelope. The condition assessment phase included close-up inspections from manlifts and swing scaffolding, cutting probes into various envelope components and extracting cores for petrographic analysis and testing. The deficiencies identified included material defects in the cast stone, poorly detailed and constructed cavity wall drainage systems, improper relief angle construction and excessive shrinkage of cast masonry units. Based on our findings, DEI prepared a comprehensive report identifying the causes and extent of deterioration, as well as a proposed scope for repair. DEI was then retained to perform the design and construction management services related to the repair project. Our diligent efforts throughout the investigation, design, and construction phases resulted in the successful implementation of new envelope assemblies including roofing, flashings, brick veneer, limestone accents, and waterproofing membranes.
